A LETTER FROM THE PRESIDENT

Hello neighbors,

Look for the luminary packages coming in the next two weeks. There should be instructions inside on how to put those out and when. There will also be information about the food drive.

We are still having issues at the basketball courts with gates being propped open. We spent a lot of time and energy to try to make this a secure environment for all community members who want to use this. It is very frustrating that community members-or their kids are leaving this open for non-community residents. Please instruct your kids whenever possible to leave the gate closed and not to share the code with anyone else.

At our board meeting earlier this week we discovered there 71 homes in the out of 600 in the community still in arrears with dues. Literally one of every six houses that you look at hasn’t paid their dues. Some of these for several years. The board is exploring options with our counsel and our management vendor on how to address these going forward. If you’re having issues paying we understand, but please reach out and let us know. We’re willing to work with you.

We will have food trucks here 3 times in December. See below for more information on that. They will be set up on the street either at the pavilion or by the pool parking lot.

Each year the Annapolis Santa Run visits communities throughout the Annapolis area to gather gifts for needy children. This year due to COVID 19 Restrictions and Closures donations will only be accepted through our go fund me account.

Treasurers Report Ending November 30, 2020

The attached spreadsheet provides the account balances, income and expenditures for the month of September as well as year to date. We are currently at 91.67% (11 months out of 12) of the way through the year, so you can compare where we are in any category against that figure.

With regard to income, we are very much on track, despite COVID-19. We have collected 103.2% of our budgeted 2020 HOA Dues. Remember however, we set the dues collection at 87% of total owed, based on prior history. We also collected $345 in prior year’s dues and late fees last month. That is encouraging, as several households that had been arrears for prior years are now caught up. However, I expect that most of those were the result of payment at settlement from a home sale.

There are currently 71 households in arrears on 2020 dues. Of those 36 are also in arrears for prior years dues and fees. The highest amount in arrears, over and above just the 2020 amount, is $1,045.00 and the lowest is $230.00. There are an additional 13 households that owe an amount less than $150, ranging from $120.00 to $15.00.

All total the amount outstanding for 2020 and all prior years is now $18477.50. Last month, while checking our banking statements, I noticed a $270 balance on our credit card account. When I looked at the transactions there were 3 charges of $90 each for stamps in California on 3 consecutive days. The issue has been addressed with the bank as fraud. The compromised cards, there were 2, have been canceled and new cards issued. Our account has been credited the $270.00 in fraudulent charges. They did try several more times to buy stamps, but the subsequent attempts were denied.
