A LETTER FROM THE PRESIDENT

Hello neighbors,

I wanted to get the latest numbers regarding dues before I sent this out. It seems we are getting caught up. At one point we had 266 households that were unpaid. We heard from many community members that had sent checks in January and February that had not been cashed yet. We are now down to around 145 that are unpaid. Some of the blame was on the Postal Service but I am not sure they are the only problem. We were one of the many residents that received a late notice.

We currently have 45 households that owe for multiple years. 97 that owe for 2021 and 12 of those owe less than $150. We will continue to waive the late fee until June 1st. After that we will take it case by case. Especially if you have a check that was dated before March 31st.

There also have been plenty of comments about our management company Procom. They are not a great customer service provider. But their reporting tools are 1,000% better then our previous vendor. The issue is there is not a lot of competition in this market.

We keep mentioning this-if you are out walking or jogging please head towards traffic. It is a county/state safety guideline and also helps as people continue to get vaccinated.

Treasurers Report Ending April 30, 2021

This month’s Treasurer’s Report is a bit late and lacking some detail. Waiting to get information from ProCom on the amount of income that are 2021 dues and the amount from prior years. There were a couple of large payments, and I suspect they were payment of back dues collected at settlement. Hopefully in May’s report we will have this all sorted out. The attached spreadsheet provides the account balances, income and expenditures for the month of April as well as year to date. We are currently at .333% (4 months out of 12) of the way through the year, so you can compare where we are in any category against that figure. All in all, I believe we are financially stable. There are currently 97 households in arrears on 2021 dues. There are an additional 45 households also in arrears for multiple prior years dues and fees. The highest amount in arrears, over and above just the 2021 amount, is $1,045.00 and the lowest is $170.00. There are an additional 12 households that owe an amount less than $150, ranging from $135.00 to $10.00. I expect these are errors and will try and get them resolved. All total the amount outstanding for 20201 and all prior years is now $36,857.50.
